What our Sellers can expect from us:

  • We help negotiate the best price and terms for your property, with expert advice on: Price, Earnest Money, Requested Concessions, Due Diligence Fee and Period, and Closing Date.
  • We do all the paperwork. NewStone provides all Contracts, Disclosures and necessary Addendums.
  • We keep you up-to-date on all Inspections and Reports, including Home, Termite, Radon, Lead-based Paint, and Well & Septic.
  • We negotiate the Repair Requests from the buyer.
  • We communicate with the buyer’s lender, from Application to Appraisal to final Loan Approval.
  • We work to keep the deal on-track and arrange the final Walk-through.
  • We notify you of estimated Closing Costs, including Property and Revenue Taxes, Loan Payoff, Commissions, and Lawyer’s Fees.
  • We review the HUD Settlement Statement for accuracy prior to Closing and we answer any questions you may have.
  • We advise you on what to bring to Closing including all house keys, garage door openers, mailbox key, and anything necessary for Settlement.
  • We join you at the Closing. Once everything is signed and the Deed is recorded, you receive a check for the proceeds, in fact a bigger check which reflects our Reduced Commission Rate!
