In addition to our Full-Service Listing, we offer For Sale By Owner (FSBO) Sellers an option: $450 Flat Fee. (Homes > 3,000 sf: $500, Homes > 4,000 sf: $600).
We provide:
- “List for 12 months on the MLS with up to 25 Photos. MLS (Multiple Listing Service) exposes your home to all area Realtors®.
- Staging Consultations. We perform a thorough walk-through of your home to show you how prospective Buyers will see the property. Using our trained eye, we give honest feedback and recommend proven “staging” techniques to maximize Buyer appeal.
- Featured Online Listing. Listed as a “Featured Property” on Realtor.com, your home will appear at the top of Buyers’ search results. Twenty-five professional photographs and an optional Extended Description enhance the listing.
- Centralized Showing Service (CSS). NewStone Realty uses a communications hub called Centralized Showing Service (CSS) to handle scheduling details. When a showing is scheduled, you receive a phone call, email or text from CSS. After a showing, the buyer’s agent provides a follow-up email when potential buyers give feedback.
- Comparative Market Analysis (CMA). We research local home sales, both past and present, and analyze the current market to see how your home compares with the competition. This information helps you determine your best selling price.
- Square Footage Verification. NewStone Realtors® will help you determine your home’s accurate square footage, another tool you can use to establish your best selling price.
- Optional Flyer. For an additional $49, our professional graphic design team will create a full-color brochure that showcases your home (See Low-Res Sample Brochure). We email you the PDF, and you can print as needed (in color or B&W).
- Promotional Nuts & Bolts. We provide a lock box, brochure box and customized yard sign.

- No Commission Fees. As a FSBO, you save money in Listing Agent commission fees. You only pay the commission of the Buyer’s Agent who brings the Buyer to you.
- Freedom to Change Your Mind. If you decide you want NewStone Realty to represent you as your Listing Agent, you can convert to our Full-Service Listing. We will refund your original $450 at Closing as long as your decision to convert falls within your active listing period. As your Listing Agent, we work as your advocate, guide and negotiator at a reduced commission rate.
